Hoje, apenas os ativos com mais de 50 cotistas s\u00e3o isentos de tributa\u00e7\u00e3o. Fonte: Freepik.<\/figcaption><\/figure><p>Segundo levantamento exclusivo da Economatica a pedido do <em>InvestNews<\/em>, existem 89 fundos com menos de 500 cotistas listados em bolsa, sendo tr\u00eas Fiagros e 86 fundos imobili\u00e1rios. O volume m\u00e9dio di\u00e1rio negociado varia entre R$ 1 mil a quase R$ 2 milh\u00f5es.<\/p><p>Se a regra da isen\u00e7\u00e3o considerasse tamb\u00e9m fundos n\u00e3o negociados em bolsa, a lista aumentaria expressivamente para 553 fundos entre FIIs e Fiagros com menos de 500 cotistas. Destes, 232 t\u00eam apenas um cotista, segundo dados da Quantum Finance. E segundo Brunno Bagnarolli, da Mau\u00e1 Capital, isso \u00e9 comum em casos de sucess\u00e3o patrimonial, uma vez que a tributa\u00e7\u00e3o de im\u00f3veis via fundos imobili\u00e1rios \u00e9 &#8220;menos pesada&#8221;. <\/p><blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>&#8220;Foi visto que alguns fundos t\u00eam a estrat\u00e9gia de sucess\u00e3o patrimonial. E sendo assim, a MP n\u00e3o foi omissa deixando claro no artigo 23 que n\u00e3o s\u00e3o alvo das mudan\u00e7as FIIs e fiagros voltados ao varejo, mas sim aqueles voltados a um grupo restrito de investidores.&#8221; <\/p>\n\n\n\n<p><\/p>\n<cite>Brunno Bagnarolli, Mau\u00e1 Capital.<\/cite><\/blockquote><p><\/p><p>Ainda segundo Bagnarolli, estes fundos restritos t\u00eam um &#8220;jeitinho de fundo exclusivo, mas sem ser exclusivo&#8221; \u2013 apesar de um investidor comum n\u00e3o conseguir acesso as cotas deste fundo. <\/p><p>Por isso, o analista aponta que a decis\u00e3o foi recebida com bons olhos e \u00e9 positiva para o mercado de fundos imobili\u00e1rios, em especial, por retirar da mesa o fantasma da tributa\u00e7\u00e3o dos dividendos, e por n\u00e3o impactar o investidor comum. <\/p><blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>&#8220;A parte boa \u00e9 que os grandes FIIs de varejo, com dezenas de milhares de cotistas, n\u00e3o ser\u00e3o mais colocados na mesma prateleira de um FII ou fiagro com apenas 50 cotistas&#8221;. <\/p>\n<cite>BruNno Bagnarolli, Mau\u00e1 Capital.<\/cite><\/blockquote><p><\/p><p>J\u00e1 sobre os fundos com mais de 300 ou 400 cotistas, o analista observa que estes agora devem fazer algum esfor\u00e7o para que de maneira r\u00e1pida alcance os 500.<\/p><p>Os fundos da carteira do \u00cdndice de Fundos Imobili\u00e1rios (IFIX) n\u00e3o ser\u00e3o afetados, uma vez que sua base de cotistas \u00e9 acima de 500. <\/p><p>Dados da B3 apontam que o mercado de fundos imobili\u00e1rios encerrou o 1\u00ba trimestre deste ano com 2,1 milh\u00f5es de investidores pessoa f\u00edsica, um avan\u00e7o de 74% em rela\u00e7\u00e3o a igual trimestre do ano anterior. O saldo mediano investido por cada um \u00e9 de R$ 3 mil, cifra esta menor que os R$ 5 mil apurados no 1\u00ba trimestre de 2022.
